Stage 1 - Initial Consultation
The project typically begins with an on-site meeting where we discuss your brief, budget, and scope of work. We provide guidance on details such as Council planning controls, authority requirements, heritage considerations, and Complying Development options (if applicable). We also examine the site conditions and opportunities, likely floor plans, and level configurations. We will start to advise some preliminary planning concepts and provide you with an initial estimate of construction and overall project costs. By the end, you will have a clear understanding of what is achievable, enabling you to make an informed decision on how to proceed with your project
Stage 2 - Concept Sketch Design
If you decide to move forward, we will formalise the brief, budget, and architectural style you desire. For alterations and additions, we measure your existing property, coordinate the preparation of a site survey, and translate all this information into a detailed 3D terrain model of the site, including the existing building and its surrounding structures. We then develop planning options that align with your brief and create floor plans and section drawings, along with a basic 3D model of the design. This is presented to you as a fly-through 3D model. Additionally, we prepare a cost estimate that covers the entire construction, including consultant and authority costs.
Stage 3 - Design Development
​We take your initial feedback from the concept design to refine our planning and develop the building into a fully detailed design solution, complete with floor plans, sections, elevations, and a 3D model. We also offer recommendations on materials and finishes and update the cost estimate to reflect any design changes and additional brief expectations. This comprehensive sketch design may then be presented at a Pre-Development Application (DA) meeting with the Council or relevant assessing authority.
Stage 4 - Planning Application Documentation
Once the full sketch design is approved, we further develop the design and enhance the architectural drawings to meet all the requirements for the approval authority submission. We seek fee submissions, appoint, and coordinate a team of expert consultants to prepare the necessary drawings and reports for the submission. These may include planning, landscape, geotechnical, heritage, hydraulic, photomontage, and Basix consultants. Finally, we lodge the complete statutory submission on the NSW Government Planning Portal for the assessment.
Stage 5 - Post Lodgement Negotiations
Once the proposal is submitted, we monitor the advertising process and review and advise on any feedback from the authority. We liaise with the assessing planning officers, discuss potential changes, and resubmit the drawings and reports as negotiated if necessary. After approval, we review, circulate, and discuss the requirements of the consent conditions.
Stage 6 - Interior Schematic Design
This stage set a direction of the unique interior concept based on the design and site. In this stage, we would examine the existing layout, present an overall detailed scheme of the direction of interior mood. We will take the concept into further development, we will translate the design into digital presentable media, and we take the initial concept and schematic design into a more detailed development, and producing initial plan and elevations prior to the construction.
Stage 7 - Contract Documentation
Once the project has been approved, we prepare the detailed construction documentation, including plans, sections, elevations, and detailed drawings. We specify fixtures, fittings, materials, and finishes, translating these into schedules. We coordinate all structural, civil, hydraulic, mechanical, and electrical engineering consultant drawings required to detail the proposed works, ensuring accurate budgeting and tendering. We update our cost estimate to reflect any changes in design, finishes, and scope of works. We also prepare and issue all necessary information to the Certifier to provide formal approval to construct the building if required. Given that the ultimate success of any project lies in the details, this is a critical stage to ensure we have a comprehensive set of documents that enables the builder to build the project to meet your expectations.
Stage 8 - Contract Administration
During construction, we oversee the administration of the building contract, which includes responding to builder queries, attending and recording regular site inspections and meetings, monitoring quality control including specifications and workmanship, assessing progress claims and variations, and issuing progress certificates authorizing payments to the builder. As construction nears completion, we carefully inspect the work, prepare defects lists, and assist in compiling all necessary certificates for the issue of the occupation certificate. While our contractual obligation is to fairly administer the construction contract, we act as your representative to ensure the entire construction process is conducted as seamlessly as possible and that your design and budget expectations are fully met.
